Who knows about roofs and shingles?
I had hoped my shingles would last more years that this, but they are looking really bad all of a sudden. No corners on them anymore, they are rounded and worn.
My house inspector warned me they had less than 5 years in them when I bought the house – sheesh was that 4 years ago already? Wow – I believe I got possession on September 16th, 2002. The house inspector said there is a single layer of asphalt shingles with the waterproof membrane underneath – and it goes all the way up, not just the first few feet.
Options:
- Rip them off and reshingle
- Put on a second layer
Anyone know how much it costs to reshingle a roof? I honestly don’t have a clue. Am I looking at $1000 or $10,000? When is the best time of year to do it?
My house is about 862 square feet. One story house. Simple roof.
I really want to keep my house sellable, so I don’t want to wait too long. I can’t really afford to reshingle, but I doubt someone would buy it as it is.
Would I get more for the house with brand new shingles? Doubtful.
I’m not really keen on doing it myself. Because I’m a chicken. And I could fall.

Shingling a house can vary according to type of shingle used. If you go with the 25 year shingles, you’re going to pay more of course, but there are other shingles out there that cost less. You might even consider a metal roof as a lot of people have found out that they last virtually forever if correctly installed and maintained.
I would say that for a house that size, any roofing is going to run around 10,000 to $20,000 and possibly a bit more depending on the shape of the underlying materials.
I am of course guesstimating, but a local contractor should be able to help you.

Use metal roofing! It will last a life-
time and is carefree. Have the peace of
mind and it will increase the value of
your house as well. Metal roofing is
the only way to go! It looks great too!

I’d love to have a metal roof, but my house cost a whole $45,000. I’d never recoup the cost of the metal roof in this neighbourhood. Maybe my next house…

I’ll ask Mark tomorrow morning. If you buy the shingles I think he can have it done in a day and we could both use a vacation. Two days if he rips the old ones off and starts new.
